The Ontario New Home Warranty Program (the Warranty Program) is a private corporation established in 1976 to protect the rights of new home buyers and regulate new home builders. The Warranty Program is responsible for administering the Ontario New Home Warranties Plan Act, which outlines the warranty protection that the new home or condominium builder must provide, by law, to their customers. The primary purpose of the Warranty Program is to ensure that builder abide by this legistlation, and to step in to protect consumers when builders fail to fulfill their warranty obligations. Over the years, ONHWP has paid out over $190 million in claims from its guarentee fund. Financed entirely by builder registration, renewal and home enrolment fees, the Warranty Program receives no government funding and has guarenteed warranty protection for over one million new new homes. The program coverage is as follows:

~ 7 years - against major structutal defects.
~ 2 years - against plumbing, heating, electical systems and     building envelope
~ 1 year - against all other items.

In the event that an emergency (as defined below) should occur during regular business hours, please contact your Customer Care Centre as found on the website, if you don't receive an answer, leave a detailed message outlining the problem. A Havenwood Homes representative will address the matter in a timely fashion.

Havenwood Homes (in accordance with the standards of Tarion Warranty Corporation) defines an emergency as:

  • Total loss of heat between September 15 and May 15;
  • Gas leak;
  • Total loss of electricity;
  • Total loss of water supply;
  • Total sewage stoppage;
  • Plumbing leakage that requires complete water shut-off;
  • Major collapse of any part of the home's exterior or interior structure; and
  • Major water penetration on the interior walls or ceiling.
